Premiere Elements 11: Unable to Trim 3-minute Video Project due to Locked Sound Fragment at 13-Minutes

Premiere Elements 11 on Mac Issue: While editing a 3-minute video, a fragment of audio ended up locked at 13-minutes. I have found no way to remove the fragment -- it seems locked in place. This forces the 3-minute video to be 13-minutes long. Is there a work-around for this problem, which will enable me to trim the video to its proper 3-minute length?

Do you see the problem when you save and reopen the project as well? Can you create a copy of the project and then try to do the following?
1. Click on the timeline and Press Cmd+A to select all clips
2. Delete them
3. Undo by pressing Cmd+Z
4. Now try deleting the rogue asset on the timleline
