I have a 'banner' ad from my brother-in-laws real estate company with some outdated pictures and he wants to keep the banner, but change the individual graphics in the banner. IS there a way to do this in photoshop? thanks

You could do it easily if you had the original layered document.
If you don't have the original, you'll have to create selections and extract the parts, then add in new parts.

There are many tutorials on the web about creating selections in Photoshop, and doing simple compositing like this.

But, again, it would be easiest if you had the original document with the layers intact.
